All too often, homeowners overlook the importance of lighting when renovating or designing a new space. Yet lighting plays a central role in interior design as well as the functionality of your home. When lighting is done well, it can transform a space, highlighting architectural features and artwork, illuminating workspaces, providing essential task lighting and creating a wide range of moods, ranging from high energy to peaceful.

We are dependent on lighting for a variety of our basic needs and wants, which is why its paramount to take the time to develop an integrated lighting plan that will enhance the beauty, functionality, safety and energy efficiency of your living areas.

Norburn Lighting & Bath (Vancouver | Whistler, BC)

The first step is to mark up your floor plan to show fixed elements – doorways, windows, fireplaces, built-in cabinetry – as well as the placement of large pieces of furniture. If there are existing sockets, outlets and circuits in place, note them on the plan.

Robinson Lighting (Okanagan, BC)

Think about each area of your home and how you utilize the space. Youll then be better positioned to know where to place your most integral light sources – whether thats overhead fixtures, accent lights, ambient lighting or a combination of all three. From there you can choose the light fixtures that are best suited to each individual space, in terms of type of both the light as well as design and bulb choice.

Elume Distinctive Lighting (Park City, UT)

A lighting professional can play an invaluable role in helping you navigate this complicated process. They have the experience to know the best lighting choices for a particular space and can suggest fixtures that work with your homes design aesthetic, advise you on the pros and cons of integrated LED fixtures, suggest areas to use a focused bean or a broad wash of light, and help you choose optimal illumination results for a given space.

Lighting designers also have an understanding of the impact of layering light. Theyll assess the natural light coming into a room during different times of the day and then build on the natural flow of light to create areas of light and shade, highlight or soften room elements, and add warmth or brightness as needed.

Aloha Light & Design (Hawaii)

Technology has opened up a world of possibilities for smart home lighting systems. Your lighting professional can help create sophisticated lighting scenarios – for morning, evening, dining and more – that illuminate specific areas with programmed light intensities that can be activated using your phone, tablet or a simple voice command.

If youre building a new house or carrying out a major renovation, consider hiring a lighting professional early on so they can get involved in the process from the very beginning. This will ensure your lighting is successfully and thoughtfully integrated with the architecture, functionality, and overall feel of your home. Your professional designer will advise on everything from the use of soffit, valance and cove lighting to dramatically illuminate spaces with a concealed light source to the style and placement of switches and outlets within a room.  Defining your home through lighting doesn’t have to be a cumbersome or intimidating process when the right design build team is by your side.

Building a house or embarking on a major renovation is a significant undertaking. If youre a project manager or building contractor in your day job, youll have a sense of whats involved. For the rest of us, check out this seven-step checklist of the major milestones to take to see your project through from idea to reality.

Fords (Naples, FL)
1. Develop your ideas and set priorities

Maybe its finally time to create the kitchen youve dreamed of – or renovations may be in order to meet the needs of your growing family. Perhaps youve found the perfect lot and are building the home youve dreamed of for decades. Take the time to explore your options and determine what items and ideas are non negotiable and what are you willing to compromise on? Making a list of these items can help provide clarity and give a sense of the bigger picture while also encouraging your productivity to spark and discover more line items to add to your list.

Boston Design & Renovation (Bend, OR)
2. Assemble your team

The success of your project comes down to your team, which could include a general contractor, architect, custom builder, interior designer and landscape designer. Ask friends and family for referrals, check out their websites and portfolios to see if you like their work and feel confident in their process. Narrow it down to a small few and set up meetings to determine which one is a good fit for your and your vision. At this stage in the process, contractors can usually provide a ballpark estimate of costs for the work you have in mind.

Magpie Interiors (Okanagan, BC)
3. Have fun in the design process!

Your team will likely initially develop concept sketches so you can understand your options. This can be a really enjoyable stage as you begin seeing your ideas come to life through detailed drawings, 3D visualizations and plans. Depending on your teams preferred approach, you may be making a lot of design decisions at this stage given that many items may need to be ordered well in advance.

4. Finalize the budget and timelines

Your contractors will provide a detailed cost estimate. Its often a good idea to budget in a contingency factor of 15 to 20 percent so that you can accommodate potential cost overruns caused by supply chain issues, unexpected challenges during the renovation process and minor increases to project scope. Depending on how you are paying for your renovation or new build, you may need to talk with your banker about financing options. Your contractor can also advise about timelines. If youre doing a major renovation, you will likely need to move out during the process. It’s important to factor those additional living expenses into your renovation budget as well.

Pella Windows & Doors (National Partner)
5. Sign contracts and obtain permits

Youll need to sign a contract with the general contractor and other members of your team. Make sure you understand all the details about responsibilities for hiring and supervising sub-contractors, obtaining permits and managing inspections, as well as change orders, warranties and payment terms.

6. Watch it all unfold

As the work gets underway, you may want to make some changes – whether thats swapping in a different kind of lighting than youd originally planned for or realizing that this is actually the best time to update the cabinetry in your powder room. Talk with your contractor if you want to make any changes to the project scope or the decisions youve made; some corrections are easy while others could require additional labor and material costs.

PBS Contractors, Bridget Beari Hill
PBS Contractors (Naples, FL)
7. Enjoy what you’ve created

The end of a new build or renovation is akin to finishing the chapter to a great book. You’ve been able to start from beginning to end and watch the dynamic changes take place before your eyes transforming a house into a home or your visions for your new build into your new oasis.

ARG Contracting (Okanagan, BC)

Whether youre moving into your newly completed home or using your new kitchen for the first time, pause and reflect on all the time, effort and creativity that has brought you to this moment. Take the time to properly celebrate everything you and your team have achieved together!

One of the oldest interior design materials, wood is beautiful, durable and sustainable. In a world thats continually showcasing innovative materials, wood remains a leading choice for architects, interior designers, furniture makers and everyone who loves beautiful and functional design.

Wood naturally comes in a range of earth tones from almost white to the darkest blacks. It can be stained in any hue and cut or sculpted into virtually any shape. And the variety inherent in wood grain – creating patterns of lighter and darker wood – is unique to each tree species and ensures that each wood object is distinctly one of a kind.

WoodRidge Custom Homes (Seattle | Bellevue, WA)
Glacier Hardwoods (Whitefish, MT)

Wood is also durable and sustainable. Hardwood floors can last for decades, being sanded and refinished when they need a refresh. When used in construction, wood is an inherently flexible material that is resilient to extreme temperatures, wind and high weight loads. And its naturally renewable, particularly when sourced from sustainably certified forests around the world.

Strong Roots Flooring (Okanagan, BC)

Wood is a natural resource and forest products industry, points out that wood has lower thermal conductivity compared to concrete, steel-frame and masonry construction,” making it a great choice for energy-efficient building design. The organization also showcases wood as an ideal choice for Passive House and other energy-based standards, and notes that it can play a leading role in helping the constructing industry meet the provincial requirement that all new buildings be net-zero energy ready by 2032.

Wood is also naturally healthy. Studies have shown that interior spaces incorporating wood can have a calming effect on occupants, lowering both blood pressure and heart rate. Wood is also known for its ability to regulate interior humidity and improve indoor air quality.

Everwood Custom Woodworking (Vancouver | Whistler, BC)

When it comes to interiors, the versatility of wood is boundless. From flooring and furniture to doors, wall panels, lighting and objects, wood is all around us. It can even transform a simple ceiling into a stunning design feature. And it remains one of the most popular choices for both free-standing and integrated cabinetry.

European Timberframe (Okanagan, BC)

With its inner glow, wide range of textures and colors, and inherently tactile nature, wood is a timeless element in interior design and an inspiring way to bring the warmth of the natural world into your living spaces.

Shifting your home’s various energy systems from traditional methods to alternative energy options bears benefits for you, your wallet and the environment. As energy costs and political and social pressures for lowering carbon outputs are all on the rise, more homeowners are seeking quality options to alleviate these issues.

If you are planning a new build, it makes environmental and economic sense to design for the best energy efficiency possible. And if you are embarking on a renovation, many opportunities are available to lower your home’s reliance on carbon-based energy.

CJ Paintings & Custom Finishings (Bend, OR)
Understand your home’s energy requirements

If you’ve been considering your existing home and its impact on the environment you’re not the only one. Many people around the world are implementing more eco friendly high efficiency appliances, lighting, and more. The goal to be net zero isn’t out of reach with the proper planning and execution.

When building a new home, ask your design-build team to incorporate active and passive elements to leverage the best energy efficiencies. Numerous considerations–your home’s orientation, quality of windows and types of appliances–can significantly reduce your energy demands.

Top Shelf Cabinet Solutions Kitchen and Bath Hawaii
Ward + Blake Architects (Jackson Hole, WY)
Identify renewable energy systems that meet your needs

Your design-build team can connect you to industry professionals who will help determine which renewable energy systems best suit you based on location, sun exposure, square footage, budget and local zoning requirements.

Geothermal systems are one option. They transfer ground heat to your home in winter, while in the summer, they move heat from your home back into the ground. These systems are popular, as they are an all-in-one furnace and air conditioner. Another option is solar energy to heat and power your home. Adequately sized to your family’s energy use, a solar-based system can also heat a pool or hot tub.

A thorough architect or builder will be sure to specify hidden features that bolster those energy savings, including proper insulation and walls or rooflines that serve as thermal breaks. The ultimate goal for energy-conscious homeowners is to be “net zero,” where you produce more energy than you use–a financial boon.

When creating a more energy-efficient home, homeowners have many excellent options as the demand for more eco-friendly building increases worldwide.

Luxury Garages: As attractive and useful as any room in the house

Why shouldn’t your garage be as comfortable, up-to-date and useful as the rest of your home? True, most of us don’t spend as much time where we park our cars as we do in other rooms. But that doesn’t mean we shouldn’t get just as much enjoyment out of it.

Baldhead Cabinets (National Partner)
Customized Storage

No matter your hobby, there’s a storage solution for it. Whether you want eye-pleasing accommodations for skis, golf clubs or tools, high-end wood cabinets can be tailored to tuck those items neatly away. For tools used daily, pegboards give them a space with instant access. Consider manual or automated racks to raise more oversized items to the ceiling, such as ladders and bicycles, or watercraft like canoes, kayaks and paddleboards. They’re easily accessed when needed but otherwise out of the way. Car lifts to raise those collector cars safely can be color-matched to your space.

Total Garage Solutions (Whitefish, MT)
Garage Living (Palm Beach, FL)
Climate Control

Getting into a car that isn’t too hot or cold is always appreciated. When working in your garage, a comfortable ambient temperature makes staying attuned to your task easy. If yours is a new build, consider insulated exterior garage walls and extend the home’s heating and cooling systems into the garage. In an existing residence, insulate the exterior walls and install a mini split heater/cooler. Either way, your climate system can be operated from a smartphone, making your space ready when you are—no more cold car seats in winter. And when you return home on snowy days, heated driveways keep your homecoming ice-free, and built-in drainage carries away melt-off.

Going the Extra Mile

Avid gardeners may enjoy a purpose-built planting station undercover, with a sink and specialized storage for yard tools. Enjoy tinkering on cars with friends? Create a stylized sitting area with a built-in sound system and a well-stocked refrigerator. Thoughtful lighting is a must, be it overhead, task or even mood lighting, and may also be operated at the touch of a button from anywhere.

Your garage is as much a place for play and recreation as for storage and convenience. If you can dream it, your garage can have it, so think big. Go for the creature comforts, life-changing storage and entertainment options. You’ll love it, and so will your car.
